My marketing plan will be a three-fold strategy.
- Reaching the buyer directly.
- Reaching the buyer through their agent.
- Being aware of the change in our particular segment of the market.
Reaching the buyer directly is important not as much because the buyer may not have an agent yet, but because often buyers end up buying a home not matching the criterion they gave to their Realtor. This approach will be done though advertising, open houses (if applicable), corporate relocation and a very strong internet presence.
Reaching the agents is probably one of the most important aspects of our marketing strategy as Buyers rely on their agent to find and assess properties. It happens mostly behind the scene and is not a high visibility activity but is essential to a sound marketing plan. It is achieved through broker open house, reverse prospecting and constant contact with showing agents for feedback.
Being aware of the changes in our market, understanding what is happening with our segment of the market and the broader market is important as it allows us to be proactive and make sound decisions when adjusting price or strategy.
